Green Tech Valley
The area is located in the northern part of the city, on both sides of the Ring Road. The area is bordered to the west by Huruslahti, to the north by Pöppökalliontie, to the east by a residential area, a cemetery and Kiertotie, and to the south by an industrial area. The planning area covers approximately 168 hectares. The planning area includes the area of Ranta-Luttila, where a zoning plan for a residential area has previously been pending. In the summer of 2017, a comprehensive wildlife survey of the area was carried out, which found protected species in Ranta-Luttila, especially near the shore of Huruslahti. Therefore, the use of the beach for housing is not feasible.
Objectives of the land-use plan
The aim of the zoning plan is to plan the area north of the Kiertotie for an industrial area that does not cause environmental disturbance, and to examine the possibility of providing a road connection to the area, e.g. via the Kiertotie. The zoning plan will examine the removal of the protection designation for the control building of the transformation station. The aim is also to revise the boundaries of the land south of the Kiertotie and to examine the possibility of providing a road link. The zoning plan will take into account the adequacy of recreational areas and the natural values of the area.
The Green Tech Valley zoning plan was divided into three phases for scheduling reasons. Phase 1 was the zoning of the so-called Ranta-Luttila area (approved by the City Council on 30 September 2019). The south side of the ring road will be zoned in phase 2 and the power station in phase 3.
Green Tech Valley 1
The Green Tech Valley 1 zoning plan was approved by the City Council on 30.9.2019 § 84. The zoning plan is legally binding.
Green Tech Valley 2
The Green Tech Valley 2 zoning plan was approved by the City Council on 31.8.2020. The zoning plan is legally binding (16.10.2020).
