Kopolanniemi

Objectives of the sub-area plan

The change in the sub-regional plan concerns Kopolanniemi, which is located east of Varkaus city centre and borders the water areas of Haijanselkä and Kopolanvirra and Puurtilantiegi. The distance from the city centre is approximately 8 km. Access to the area is via Puurtilantie (mt 15367) and Kopolanniementie. The aim of the sub-zoning amendment is to create a spacious, rural area of small houses in Kopolanniemi, while ensuring equal treatment of landowners and the conditions for business in the area.

The amendment to the sub-regional plan will be drawn up as a legally binding plan directly guiding construction. The area covered by the amendment is about 145 ha, of which about 85 ha is land and 60 ha water.

Participation and assessment plan

The stages of the plan and the opportunities for participation in the preparation of the plan are set out in the participation and assessment plan (OAS) (§ 63 of the Land Use and Building Act).

The amendment to the sub-regional plan was initiated by decision of the Technical Committee on 12 December 2023 § 158. The participation and assessment plan was open to the public from 25 January to 16 February 2024.

The draft sub-regional plan is available for inspection

The draft sub-regional plan is open to public from 12 June to 11 July 2025 (§ 30 of the Land Use and Building Decree).

The draft zoning plan can be viewed on the internet www.varkaus.fi/kaavoituskatsaus or at the Technical Division's showroom (Ahlströminkatu 6, 4th floor) as follows:

• 12.6.-29.6.2025 during the opening hours of the City Hall, weekdays 9.00-15.00.
• 30.6.-11.7.2025 the doors of the Town Hall are closed, so please contact Saija Kärkkäinen, 041 7324 939.

During the public consultation period, stakeholders have the opportunity to submit written comments on the draft sub-area plan. Comments should be sent by e-mail to kirjaamo@varkaus.fi or by post to City of Varkaus, Technical Department, Registry Office, P.O. Box 208, 78201 VARKAUS.
